Bench Lane 06 · Renewables & BESS Land Work

Solar, Wind & Battery Storage Landman Work.

Utility-scale solar, wind, and battery energy storage (BESS) projects require both landowner negotiations for long-term surface options and courthouse mineral chains to secure surface waivers and drill-site accommodation agreements before tax-equity and construction financing close.

Nothing is promised. Signing puts your counties and experience on our bench list so we can reach out when an operator or broker sends a matching request.

Re What we record when you sign for solar, wind, and BESS work

  1. Surface option, lease, and BESS purchase negotiations. Developers sign multi-year solar or wind option-to-lease agreements, substation fee purchases, and battery storage site agreements around ERCOT, SPP, WECC, and MISO substations. Note the states and counties where you have negotiated with rural landowners.

  2. Split-estate mineral chains and accommodation doctrine. In Texas, Oklahoma, New Mexico, and Louisiana, the mineral estate is dominant. Financing counsel requires a complete mineral and leasehold ownership report underneath the solar array or BESS footprint to identify who holds executive and working-interest rights.

  3. Surface waivers and drill-site designations. Curative landmen contact severed mineral owners and oil and gas operators to negotiate surface-use waivers, subsurface directional-drilling agreements, and designated drill-site corridors outside panel and inverter blocks.

  4. Title commitment and ALTA survey curative. Clearing Schedule B-II exceptions on commercial title commitments, releasing expired oil and gas leases or old right-of-way easements, and obtaining crossing/encroachment agreements for collection and gen-tie lines.

Tip for signing the sheet: In the counties box below, list the specific counties where you have worked records, not just a state abbreviation.
