Notice to contract landmen

Sign the bench. Tell us where you work.

landman.careers keeps a bench of contract landmen: title, leasing, curative, ROW and DO hands. Put down your counties, the work you do and when you can start. When an operator or land company asks us for landmen who fit, we get in touch.

Nothing is promised. Signing the sheet is not a job offer, and a job goes up on this board only when an operator or land company has sent us one.

Re How the bench works

  1. You sign the sheet. Name, phone, email, home base, the counties and states you've worked, the work you do, years in land work, any designation you hold, and when you can start.

  2. It goes on the list. Your sheet comes to us and goes on the bench list.

  3. Work comes in. An operator or land company sends us a job: the work, the counties, how many landmen and the start date.

  4. We match it to the list. If your counties and your kind of work line up with the job, we reach out to you about it. If nothing fits yet, we have nothing to send you.

What we don't promise. Signing the sheet is not a job offer or an application to any one job. We can't say when work that fits you will come in.

Nothing is posted right now.

A notice goes up here only when an operator or land company sends us a job. When one does, it is pinned here in the same form as the sample.

One defined job a company cannot staff goes out as an assignment sheet through landman.exchange, to landmen there whose counties and work fit, once the company approves it. Signing up on both is fine.

Words on a job notice

The bench
The list of contract landmen who sign up here, with their counties, work and availability. Being on it is not a job offer.
Day rate
The flat amount a contract landman bills for a day's work. Mileage and per diem are paid on top only when the contract says so.
Per diem
A daily allowance for meals and lodging on a job away from home. Whether it is paid, and how much, is in the contract.
1099 contract
Work as an independent contractor, paid on a 1099-NEC instead of a paycheck. The 1099-NEC is the IRS form the payer files to report what it paid you.
Land broker
A company that contracts with operators for land work and staffs the job with contract landmen.
Stand-up title
Running title in the county clerk's records, at the counter or on the county's online index, to build the runsheet.
Runsheet
Every instrument in a tract's chain of title, oldest to newest: filed date, grantor, grantee, instrument, Bk/Pg or Inst. No., and a comment where one is needed.
Curative
The work that clears title defects so the title opinion's requirements can be met: affidavits of heirship (AOH), releases, ratifications and corrections.
Lease acquisition
Finding the mineral owners of record, making offers and taking oil and gas leases (OGLs) for an operator. Also called field leasing.
ROW
Right of way: easements for pipelines, power lines and roads, negotiated with the surface owner.
DO
Division order: the statement a payor sends an owner setting out the owner's decimal interest in a well. DO analysts build them from the title opinion.

Questions at the board

Are the jobs on this board real?

A notice goes up only after an operator or land company sends us the job. Nothing is posted right now; the sample shows the format.

What happens after I sign the sheet?

It goes on the bench list. When a request comes in for your counties and your kind of work, we get in touch about that job. Signing is not an application to a particular job, and it is not a promise of work.

Do I need a designation?

No. If you hold one, list it. We record it as you report it and do not rank landmen by it.

I hire landmen. How do I ask?

Switch the sign-up sheet to "A company that needs landmen" and tell us the work, the counties, how many landmen and when. It comes to us. You can also call (307) 263-8515 or email hello@landman.careers.

Why are there no day rates here?

Rates are set job by job. We do not list any here.

Can I change what I sent?

Yes. Email hello@landman.careers with the change, or sign the sheet again.

Who runs landman.careers?

Independent landmen who run the bench and job board. We're landmen, not attorneys.
