Bench Lane 01 · Stand-up & Digital Title

Courthouse Title & Runsheet Landman Work.

When a drilling unit is being assembled, a solar project needs surface-and-mineral clearance, or an examining attorney needs a patent-to-present abstract packet, operators and brokers pull from the title bench first. Put down the counties where you know the clerk's books and how you build a runsheet.

Nothing is promised. Signing puts your counties and title experience on our bench list so we can reach out when an operator or broker sends a matching request.

Re What we record when you sign for title work

  1. Courthouse vs. remote index reach. Many rural Texas, Oklahoma, New Mexico, and Appalachian counties have digital indices only back to the late 1970s or 1980s. Note on your sheet which courthouses you have worked in person (tract books, Spanish grants, early deed and probate ledgers) versus remote index runs.

  2. Runsheet structure and instrument pulls. Whether a crew chief asks for a sovereignty-to-present drilling runsheet or a limited-period supplemental update, we look for hands who log volume/page, instrument date, filing date, exact legal description, and reservation remarks without skipping probate or district court minutes.

  3. Complex fraction and reservation trees. Duhig over-conveyances, double fractions, non-participating royalty interests (NPRI), life estates, and depth-severed horizontal assignments require clean math before the file goes to the examining attorney.

  4. Held-by-production (HBP) and unit decks. On older units, title hands trace base leases through pooling designations, production histories, and shallow-vs-deep Pugh clause severances.

Tip for signing the sheet: In the counties box below, list the specific counties where you have pulled instruments and built runsheets, not just a state abbreviation.

Where title hands get called out

Permian & Delaware Basins
Multi-section horizontal allocation units, depth severances by formation or stratigraphic equivalent, and state-land (Relinquishment Act, GLO, or NM SLO) chains in West Texas and Southeast New Mexico.
East Texas & Haynesville
Deep bossier and Haynesville gas units across pre-statehood headrights and Spanish grants, multi-generational intestate heirship chains, and old HBP Cotton Valley or Travis Peak leases.
Mid-Continent & Rockies
Section-township-range tract indices, forced-pooling orders, BLM serial register pages, and split-estate patents across Oklahoma, Wyoming, North Dakota, and Colorado.
