Bench Lane 03 · Linear Corridors & Easements

Pipeline & Transmission ROW Agent Work.

Gathering lines, produced-water trunks, high-voltage electric transmission corridors, and solar gen-tie spans run tract by tract from point A to point B. Sign the bench with the states and counties where you build line lists, get survey permission, and negotiate easements.

Nothing is promised. Signing puts your counties and corridor experience on our bench list so we can reach out when a midstream, utility, or land company sends a matching request.

Re Stages of a corridor assignment

  1. Corridor surface title and line lists. Pulling current vestings, existing pipeline or utility easements, active mortgages, and agricultural tenant leases for every parcel crossed by the proposed centerline.

  2. Survey permission and landowner contact logs. Contacting surface owners and ranch managers ahead of civil, environmental, and cultural-resource survey crews, recording gate codes, livestock rules, and every conversation in the tract diary.

  3. Easement, workspace, and road-use negotiation. Securing permanent right-of-way grants, temporary construction workspace (TWS), additional temporary workspace (ATWS) at bores and crossings, and above-ground valve or substation pads.

  4. Construction liaison and final release. Walking the corridor with the landowner and construction inspector before trenching or pole-setting, then settling fence, terrace, pasture, and timber damages at restoration.

State registration note: In states where right-of-way agents must hold a state easement or real-estate registration (such as a Texas TREC ERW registration), list your registration status in the designations or notes box when you sign.
